Independence is a gated community of 260 single family homes and 206 town homes located in West Palm Beach. Independence offeres two pools and playgrounds.
Regularly Scheduled Meetings:
Board of Director meetings are held the fourth Wednesday of January, March, May, August, October, and November at 6:30 P.M. at Banyan Property Management, 2328 S. Congress Ave, Unit 1-C, West Palm Beach conference room
The November and December meetings are held on the second Wednesday, due to holidays and no meeting is held the month of July.
Association Financial Information:
Each unt is responsible for a quarterly assessment to the association, due on the first of each quarter.
Payments are considered late on the 30th day of the quarter and may incur a $25.00 fee every 30 days the payment is late.

Community Restrictions:
Please refer to the Association documents for complete information. Some common restrictions are listed below.
No street parking, day or night, except for service vehicles while on-call at residence.
No Pit Bulls or violent breeds, all pets must be on leash and homeowners must clean up after their pets.
No storage sheds and solar panels.

Architectural Changes:
All changes on the exterior of a lot must be submitted in writing on the association architectural application, which may be obtained above. For example, all satellite dish installations and fence isntallations must request an architectural change.
Security:
Gate clickers may be obtained through Banyan Property Management at a cost of $30.00 for homeowners. Renters may place a $60.00 security deposit with refund upon return of clicker in good working condition.
Garbage & Recycling:
Household Trash: Wednesday and Saturdays
Large item pick up is scheduled for Wednesday and Saturday
Recycling is scheduled for Wednesday
Please place containers on the roadside after 3:00 p.m. the previous evening of scheduled pick up otherwise, all containers are required to be stored inside the home/garage, not on the exterior of the property.
