Lakeside Green IIB is a community of 120 villas located in West Palm Beach. This community offers a Clubhouse, cabana, pool, spa, sauna, exersize room, two tennis courts, air hockey, a tot lot, two handball courts and a teen room. New residents may obtain community keys at Banyan Property Management for $50.00. (Make checks payable to Lakeside Green IIB)

Regularly Scheduled Meetings:

Board of Director meetings are held the third Monday of each month, at 7:00 P.M. at the Lakeside Green Clubhouse.

Association Financial Information:

Each lot is responsible for a monthly assessment to the association of $300.00, due on the first of each month. Payments are considered late on the last day of the month and may incur a $25.00 fee. Community Restrictions:

Please refer to the Association documents for complete information. Some common restrictions are listed below.

No Commercial Vehicles.
Two pets per unit.
Only one "For Sale" sign may be placed in one window of a unit.
No homeowner is to park in any guest spot at any given time.;
No renter is to house any of their guests at any given time.

Community Lease Restrictions:

Leases must be no less than 12 months in term. No more than 1 lease is permitted in a 12 month period.

Application for Purchase/Lease:

An application, interview and certificate of approval are required for each purchase or lease in the community. The lease application fee is a total of $200.00 (cashiers check or money order only. One check paybale to Lakeside Green IIBin the amount of $100.00 and one check payable to Banyan Property Mangement, Inc. in the amountof $100.00). The purchase application is a fee of $100.00 paybale to Banyan Property Management.

Architectural Changes:

All changes on the exterior of a lot must be submitted in writing on the association architectural application, which may be obtained above.

Clubhouse/Amenity Rental:

To rent the clubhouse, please call the Master Association at 561-478-8494. The fee for rental is $250.00 and a refundable deposit is required of $250.00. The clubhouse has a guest capacity of 100 people.

General Information:

The clubhouse is open Monday - Thursday from 9:00 am to 10:00 pm and Friday -Sunday from 9:00 am to 8:00 pm.
User of the excersize room under the age of 16 must be accompanied by an adult.

Garbage & Recycling:

Household Trash: Wednesday and Saturday
Large items are scheduled for Thursday.
Recycling is picked up on Fridays.
