Community Features:
Rivermill is a gated community of 377 single family homes and townhomes. This community offers a clubhouse, cabana, pool, exercise room and tot lot. Residents may obtain keys at Banyan Property Management at a cost of $25.00.
Pool
Located behind the Clubhouse the Pool is accessible to all Rivermill Residents. Pool water is heated and kept at a comfortable temperature throughout the year.
Parks
There are 3 parks in Rivermill, 2 Passive parks located at opposite ends of the community. The central park located next to the clubhouse boasts the larger play areas with a picnic area, volleyball, basketball court and large playfield with soccer nets.
Fitness Center
Located just off of the Clubhouse, the fitness room has modern training equipment including a multi-station weight machine, treadmill, stationary bicycle and TV to help you pass the time.
Regularly Scheduled Meetings:
Board of Director meetings are held the forth Tuesday of each month, at Rivermill clubhouse.
Association Financial Information:
Each lot is responsible for a monthly assessment to the association of $146.10, due on the first of each month. Payments are considered late on the ??th of the month and may incur a $25.00 fee. Community Restrictions:
Please refer to the Association documents for complete information. Some common restrictions are listed below.
No street parking between the hours of Midnight and 6:00 A.M.
No parking on the grass.
Commercial Vehicles, Boats, R.V's, Campers and Trailers are not allowed in the community
Community Lease Restrictions:
??Leases must be greater than 3 months in term and less than 24 months in term. No more than 1 lease is permitted in a 12 month period.??
Application for Purchase or Lease:
An application and certificate of approval are required for each purchase or lease in the community. The application fee is $300.00. Two checks required, $100.00 (cashiers check or money order only), payable to Banyan Property Management, Inc.) and $200.00(cashiers check or money order only) payable to Rivermill HOA. Applications may be downloaded, using the above button.
Architectural Changes:
All changes on the exterior of a lot must be submitted in writing on the association architectural application, which may be obtained above.
Clubhouse/Amenity Rental:
- RENTAL FEE FOR THE Clubhouse is $75.00. Money order ONLY (NO CASH OR CHECKS) Payable to Rivermill Homeowners Association. Deliver money order to Banyan Property Management to confirm reservation.
- Adequate supervision for children or teen parties is required. No children under 16 years old are allowed to be unsupervised in the clubhouse or exercise facilities
- No alcoholic beverages are to be served or consumed in the clubhouse or pool areas.
- All garbage and garbage bags must be removed from the premises and disposed of properly. All debris, decoration removal, straightening and cleaning of the facility is required and your sole responsibility. The Clubhouse should be left in the way it was found. A $50.00 cleaning fee may be charged if the facility is not returned in an orderly condition. An inspection will be made following the event.
- A deposit of $500.00 is due when booking your function.
- The deposit check of $500.00 will be returned as soon as the key is returned to the Homeowners Association and property has been checked for appropriate cleanup and appearance.
- Clubhouse facilities hours are 9:00am - 11:00pm
I/We agree to all of the aforementioned conditions and will abide by such. I agree to return the Clubhouse in a clean and tidy manner immediately following the event. I agree to pay for any cleaning required or damages incurred by the event or participants. I understand that this reservation for the use of the clubhouse does grant me preference, however the clubhouse may not be used by myself and, or us exclusively at any time.
