Community Features:

Royal Forest is a community of 115 townhomes located in the City of West Palm Beach. This community offers a clubhouse, pool, picnic area and basketball court

Royal Forest does not have a master association nor are there any land use fees or rent annual payments.

Regularly Scheduled Meetings:

Board of Director meetings are held the first Wednesay of each month at 7:00 P.M., at the clubhouse. The annual meeting is held the first Thursday in January.

Application for Purchase or Lease:

An application and certificate of approval are required for each purchase or lease in the community. The application fee for re-sale is $50.00 per person and rentals are $50.00 per person. ( cashiers check or money order only, payable to Royal Forest HOA)) Applications may be obtained here or by clicking the above noted link. Please include copies of lease agreements when applicable. Return all applications and fees to Banyan Property Management.

Community Components:

Clubhouse and recently renovated pool and patio area. In addition, the community offers a scenic park with picnic area. The pool is open from sunrise to sunset and the park is availbale for your enjoyment from sunrise to 8:00 P.M. Residents may obtain keys at Banyan Property Management for the fee of $25.00, payable to Royal Forest HOA.

Unit Monthly Assessments:

The current monthly assessment is $150.00, due the first of each month and considered late on the 15th, incuring a $22.50 fee.

Clubhouse Rental:

The clubhouse may be rented for private functions. The fee to rent the clubhouse is $25.00 payable to "Royal Forest HOA". In addition, a refundable deposit of $50.00 (seperate check) will be refunded upon verifying the clubhouse is left in the same condition it was initially rented in. (trash removal).

Garbage & Recycling:

The sanitation company is Sunburst Sanitation for household debris and recycles.  For large items such as larger pieces of furniture or appliances, the homeowner must contact Solid Waste Authority on their own to make arrangements to have it picked up.  Any item that is being left for Solid Waste must be kept out of site until the day that it is being picked up or no earlier than 6:00 PM the evening before.

Household Trash: Wednesday and Saturday
Large items and landscape debris is scheduled for Saturday.
Recycling is scheduled for Saturday.
Please place containers on the roadside after 6:00 p.m. the previous evening of scheduled pick up otherwise, all containers are required to be stored out of site.

Grounds Maintenance, (front and side, not the back of the unit), community components, reserves, master insurance policy.
