If you would like to make changes to the exterior of your unit, you must request approval from the architectural committee.  Examples of items that you must receive approval for are as follows:  Driveway extensions, color change of unit (must be an approved Royal Forest color and adjoining must agree to change), fence change, structural modifications/room additions, screen enclosures/screens, roof replacement or any other change or addition to the original structure.  If any changes are made without the approval of the architectural committee or if proper procedures are not followed, the Association has the right to have you remove or alter any structures/changes you have made.

The procedure for requesting structural changes is as follows:

  1. The attached form must be completed and signed.
  2. For structural changes, if approved, you or your contractor must obtain a permit.
  3. The permit must be submitted to the architectural committee for review and approval.  Absolutely, no work is permitted to begin until this has been done.
  4. After the work has been completed, you must provide the architectural committee with a certificate of occupancy or approval from the Palm Beach County Building Department.

The master insurance policy for our association covers from drywall out and roofs only.  If you make any changes to the existing structure, it is your responsibility to acquire sufficient insurance to cover this change.  The association is not responsible for any damage done to the original structure caused by modifications that you make to your unit or structural changes that are not permitted
